Items Commonly Noted on Inspection Reports

Items that are most commonly found on an Inspection Report when Buying or Selling a Home

Items that are most commonly noted on Inspection Reports

Sellers can speed their home inspection by following these suggestions. The inspection will go smoother, with fewer concerns to delay closing.

  • Confirm that water, electric and gas service are on, with gas pilot lights burning.
  • Ensure pets won't hinder the inspection. Ideally, they should be removed from premises or secured outside. Tell your agent about any pets at home.
  • Replace all burned out bulbs to avoid a "Light is inoperable" report that may suggest an electrical problem.
  • Test smoke and carbon monoxide detectors, and replace dead batteries.  If you don’t have carbon monoxide detectors currently in the home-purchase before the inspection and install.
  • Clean or replace dirty HVAC air filters. They should fit securely.
  • Remove stored items, debris and wood from foundation. These may be cited as "conducive conditions" for termites.
  • Remove items blocking access to HVAC equipment, electric service panels, water heaters, attics and crawl spaces.
  • Toilets in the house are loose which can cause moisture seepage. Replace the seals and secure the toilets.
  • Hot and cold faucets in the bathrooms and kitchen are reversed
  • Pilot lights are not lit or will remain lit.
  • Windows are missing screens, inoperable, have failed seals or glass is missing.
  • Dirt is not sloping away from the foundation for proper drainage.
  • Insulation is missing on the exterior suction lines on the AC.
  • The condenser pad on AC unit has settled or is uneven.  This can result in damage to the compressor.
  • Garage doors are not property functioning
  • Downspouts are property connected to the gutters and are extended away from the foundation and sidewalk and clear of debris

See What My Clients Have To Say...

Integrity, Honest, Fast, Responsive, Detailed, Northern CO Market Savvy, and so much more! Bev West hit it out of the park for my wife and I. From start to finish not a single detail missed. It was a tall order when we approached Bev to help us purchase a home in Fort Collins summer of 2015. With FOCO being one of the most desirable places to live in the US it made for a mammoth of a task to buy a home. Bev was faced with an extraordinary tough buying market but was also faced with representing my wife and I as we lived in New Mexico. Bev immediately made it a point to know what we were looking for in a home and got to know our expectations. This was so important because we did not have the advantage to personally look at each listing we liked. Our trust and faith were 110% in Bev throughout the process. So much that due to our busy life out of state did not permit us to see the home until we closed on the home!!! It takes a skilled and savvy realtor to navigate these types of markets and be able to close a successful deal. Bev did it! We could not be happier with our purchase. Thank you Bev!- Chris V.
